Upholstered furniture and soft furnishings

Sofas and armchairs accumulate dust, crumbs, pet hair, and odours over the course of a tenancy. Cushion covers should be checked for staining. Curtains may need to be laundered if they are machine washable or steam-cleaned in place if they are not. Blinds, particularly slatted ones, collect grease and dust and need wiping down slat by slat.

Wardrobes, drawers, and shelving

Mattresses and bed frames

Mattresses should be vacuumed on all sides and treated for any visible staining. Bed frames, slats, and headboards all need wiping down. If the bed has storage underneath, that space should be vacuumed and cleaned too.

White goods and kitchen appliances

Every appliance needs to be cleaned inside and out, including seals, filters, and any removable parts. Unfurnished properties might seem simpler, but they often require just as much effort. The cleaning checklist is shorter in some respects, but the areas that do need attention are often more heavily used.

Floors and carpets

Carpets in an unfurnished rental take a lot of wear. There is nothing to break up foot traffic, and furniture has not been protecting sections of the floor. Professional carpet cleaning is often expected at the end of a tenancy, particularly if the inventory showed the carpets as clean at the start. Hard floors also need close attention -- grout lines in tiled areas, edges against skirting boards, and any scuffing or residue from furniture feet or tape.

Walls, skirting boards, and doors

Without furniture against the walls, scuffs, marks, and handprints are easier to spot. Skirting boards collect dust and should be wiped down in full. Door frames, doors, and handles all need to be cleaned. Light switches and plug sockets are often forgotten but are checked during inspections.

Built-in fixtures and storage

Most unfurnished properties still include fitted kitchens and sometimes fitted wardrobes. These need the same thorough attention as furniture in a furnished let. Inside cupboards, underneath shelves, inside drawers, and along the backs of units all need to be wiped out completely.

Windows and window tracks

In an unfurnished property, windows are particularly visible. Interior glass should be cleaned until streak-free. Window sills need wiping down, and the tracks or channels that the frames sit in often collect dead insects and debris that can be easy to miss.

Shared Expectations for Both Types of Tenancy
