Holiday Let Turnaround Cleaning: How to Get Your Property Guest-Ready Fast

Margaret Hollis · 26 Sep 2026

Running a holiday let in Norfolk or Suffolk is rewarding, but the cleaning turnaround between guests is often the hardest part. You might have check-out at 10am and a new arrival at 3pm, leaving just a few hours to get everything looking its best. Miss something and you risk a bad review. Rush it and you risk the same.

Our team works with holiday let owners across the region and we know exactly where the pressure points are. In this guide we share what a thorough turnaround clean looks like, how to prioritise when time is short, and when it makes sense to bring in a professional team to take the pressure off.

What a Proper Turnaround Clean Covers

A turnaround clean is not the same as a quick tidy. Guests notice things that a regular occupant would overlook, because they are seeing the property with fresh eyes. That means every surface, every corner and every piece of linen needs to meet a consistent standard, every single time.

Bedrooms

Strip all beds, check mattress protectors for staining and replace if needed, and remake with fresh linen. Wipe down bedside tables, lamps and headboards. Check under the bed for forgotten belongings. Clean mirrors and any fitted wardrobes inside and out. Vacuum thoroughly, including under furniture.

Bathrooms

Bathrooms receive the most scrutiny from guests. Scrub the toilet, basin and bath or shower enclosure. Descale showerheads if needed, as limescale is a common issue in Norfolk and Suffolk due to the hard water in some areas. Replace toiletries and towels, wipe down all tiles and grout lines, and clean the extractor fan grille. Do not forget the back of the toilet and the area around the base.

Kitchen

Clean the oven, hob, microwave and fridge inside and out. Check for leftover food and dispose of anything left behind. Wipe down all worktops, cupboard fronts and handles. Run the dishwasher with a cleaning tablet if it has been used. Check crockery, glasses and utensils for lipstick marks, watermarks or damage and replace as needed.

Living Areas and Hallways

Vacuum all upholstered furniture and plump cushions. Wipe down remote controls, light switches and door handles, which are among the most touched surfaces in any property. Dust shelves, skirting boards and any ornaments. Mop hard floors and vacuum carpets, paying attention to the edges where dust gathers.

How to Prioritise When Time Is Tight

When you only have a few hours, you need a clear order of work so nothing important is left out. Our approach is to start with anything that needs the most drying time or the most elbow grease, then work backwards from there.

  1. Strip beds and start laundry first. Linen takes the longest. Get it going before you do anything else.
  2. Clean the oven and fridge next. These take time and any cleaning products used need to sit before wiping down.
  3. Work from top to bottom in each room. Dust and debris fall downwards, so always clean high surfaces before you vacuum or mop floors.
  4. Do bathrooms before you remake beds. That way you are not carrying cleaning products past freshly made linen.
  5. Finish with floors. Vacuum, then mop, then walk out. That way you do not track dirt back across a clean floor.

Common Mistakes Holiday Let Owners Make

Even experienced hosts fall into habits that can lead to complaints. Here are the things our team most often picks up when taking over a turnaround clean for the first time.

  • Forgetting to clean behind the toilet and around the base
  • Leaving limescale on taps and showerheads
  • Missing the top of door frames and ceiling fans
  • Not checking glasses and mugs for marks before restocking
  • Skipping the inside of the microwave
  • Leaving the property smelling of cleaning products rather than fresh air
  • Not checking that all lights are working and replacing bulbs if needed

Opening windows for even fifteen minutes at the end of a clean makes a genuine difference. Guests notice a clean smell, but an overpowering chemical smell can feel unwelcoming.

Coastal Properties Need Extra Attention

Many holiday lets in Norfolk and Suffolk are coastal, and that brings its own cleaning challenges. Salt air accelerates the build-up of grime on windows and exterior surfaces. Sand gets tracked in from beaches and settles in carpets and along skirting boards. Damp is a more persistent issue in older or exposed properties.

For coastal lets in particular, we recommend more frequent attention to windows, a good doormat at every entrance and a small boot brush outside so guests can knock sand off before coming in. Providing a dustpan and brush in an obvious place also encourages guests to deal with sand themselves during their stay.

If your property is a period building, you may also find that original features such as quarry tile floors or exposed beams need specific products and techniques. Our advice on cleaning challenges in period and coastal properties covers some of these in more detail.

When to Bring in a Professional Cleaning Team

If you are managing multiple changeovers a week, or if your property sleeps six or more, trying to handle every turnaround yourself is exhausting and risky. One missed changeover or a rushed clean can lead to a negative review that takes months to recover from.

Our one-off cleaning service is well suited to holiday let turnarounds. We can work to your schedule, arrive after check-out and have the property ready before your next guests arrive. For properties that need a more thorough reset between seasons or after a long booking, our deep cleaning service covers everything from oven interiors to grout lines.

We cover a wide range of locations across the region. If you are not sure whether we work in your area, our locations page has the full list of places we serve across Norfolk and Suffolk.

Building a Reliable Turnaround Routine

Consistency is what separates a good holiday let from a great one. Guests who return or recommend your property to friends do so because they know what to expect. That means having the same standard every time, not just when you have extra time or a particularly motivated cleaner.

A written checklist for every room helps enormously. It does not need to be complicated, but having something physical that gets signed off before you leave the property means nothing gets skipped in a rush. Photograph any damage as you find it so you have a record before the next guests arrive.

If you are looking to hand over all or part of your cleaning to us, we are happy to talk through what your property needs. You can read more about the full range of services we offer on our services page, or visit our FAQ if you have questions about how we work.

Getting the turnaround right is one of the best investments you can make in your holiday let. When guests walk through the door to a genuinely clean and welcoming space, that sets the tone for their entire stay.
